What's involved with a Grind and Seal?

Let's first go over the process

No, your concrete floor doesn't have to be perfect. 

Our first step is to inspect your concrete and set expectations for the outcome. Some floors will have patterns or holes from previous flooring like tile or carpet. Tile flooring will leave a hydration pattern where the grout lines were, which we refer to as ghosting. Carpeted floors will have holes where the tack strips were located. Although we can't do anything with the ghosting, we can fill the tack strip holes. 

The Grind and Seal process involves progressively refining the concrete with vacuum assisted diamond grinders, typically in two different grits. After grinding and patch work is done, we then apply a sealer that protects your concrete from staining and makes clean up easier.  

Matte Finish Grind and Seal

 This office and warehouse in Clairemont was transformed by grinding the concrete , patching the cracks and spalls, and then sealing it with epoxy and a matte urethane topcoat for a modern industrial look.
